 Where was the adult supervision in the house at the time?! You need to get an adult involved in this y is he allowed girls in his room on their own at his age anyway? You need to speak to someone about the condoms and today girls mature a lot faster than boys nowadays so what would a 13 yr old want with a 10 yr old boy. I'm appalled that the parents were not around

 you should definately talk about the condoms. but he may just have them to show off to his friends or something. as for the kissing, unfortunately kids are kids for a lot less time these days, its sad but it is only a kiss.

 I find it a bit strange that a 13 year old girl would find a 10 year old boy interesting - girls mature faster than boys and frankly she is a world away from him developmentally. I wouldn't have thought at 10 he would be capable of a full-on relationship unless he had an early puberty. Anyway, you should tell your parents about your concerns as they should talk to the girl's family about what is happening.
