My wandering eyes have got me into trouble, now I like two guys!

I have been with my boyfriend since the beginning of college (over a year). We now live together even though we are still young (19 and 22). I have a problem with my wandering eyes, but this time it has led me into a larger problem. I have feelings for someone new, as well as my boyfriend. We have been pretty serious, and he's noticed my hesitation since I've been talking to my new friend. Our situation is complicated, we still have until october on our lease. Worst of all, my family loves him. I would never want to hurt him, but I'm still young and curious. I don't want to lose my life with him, and possibly future, but I don't want an opportunity to pass me up. Help please.
